10 New Year’s Resolutions: For Selling Your Property in 2024

You’ve been thinking about selling your property for some time and have half-heartedly started the process.  You may have found an agent and put your property on the market – but there’s been no interest.   It’s a very tough sales market right now, with high interest rates and the consequences of the high cost of living. But January has traditionally been an excellent time to sell as people get on with life after the holiday period, and there are also early signs of a brighter year ahead for buying and selling.

01 Get realistic on price.

If you’re wondering why your property isn’t selling, or you want it to sell with the greatest of ease, reflect on your asking price. Serious buyers are very savvy on price. If your property is priced too high for the market, potential buyers may be deterred and might not even come and see your property.  It’s a good idea to consult with your estate agent to determine an appropriate and competitive price for the current market and consider getting another professional appraisal as well.  Don’t fall at the first hurdle! The right price is critical to your selling success. 

02 Declutter and repair.

First impressions matter. If your home is cluttered, it might make it difficult for potential buyers to envisage living there. Clean and declutter your space. Once you’ve done this, repair anything that is making your home look unattractive, run-down or less appealing than it could be.  Fix that broken drawer, replace that missing handle and wipe down that scuffed-up paint! 

03 Stage your home.

When you stage your home, you want people to walk in, slowly nod and smile at their partner in recognition of the fact that they imagine living in this space.  You can pay for staging services, but there’s also a lot of information available online about how to stage a home for sale.  Staging is a very worthwhile investment in any time or money you spend. 

04 Be prepared.

You’re thinking seriously about selling, so it’s a good idea to plan for where you’d like to live next.  Now it’s time to get an up-to-date assessment from an independent financial advisor so you know what you can borrow for your next purchase. This means you’ll be ready to make an offer on your next property.  

05 Turbocharge your marketing.

How are you going about selling your property? This is always important but is critical in a challenging market.  Make sure your property is well promoted through online listings, social media and other advertising channels.  Is your agent using high-quality photos, 3D walk-throughs and floor plans? These can all make a significant difference to the number of offers you receive. 

07 Stay flexible.

If you are really determined to sell, you need to be really flexible and willing to negotiate on price and other terms.  It’s a wise idea to be open to reasonable offers and consider the possibility of making concessions to close a deal.  These days, stubborn sellers are not winning in the long run. 

08 Consider your other options.

If you don’t think you can sell at a price you’d like, could you capitalise on all-time-high rents and let your property? Or could you remortgage and keep the property? Talk to your agent about this – they should be well-placed to advise you.  

09 Stay in touch with your Agent.

Hopefully, you’ll have chosen your agent well, and they will be actively promoting your property and keeping in frequent touch with you.  If they’re not, make sure you stay in touch with them to make sure they are doing all they can to sell your home.
