Looking to rent a property?
As an ARLA Propertymark approved letting agent, we work for both sides. While our fees might come from the property owners, our job is also to ensure that all tenants are happy with the property that they let.
Before you start looking for a property, you will need to understand what your budget is as this will give you a realistic idea of the size, type and location of property you can afford and make the search process more efficient.
When you have established this, tell us the type of property you are looking for and we will provide you with details of suitable properties in the areas we cover and help you find the right one for you. Once you have made an offer and it has been accepted by the landlord, we will ask you to pay a holding deposit to secure the property.
We will then begin the referencing process which is carried out by an independent referencing company.
We will draft the tenancy agreement to be signed by you and the Landlord, once the references are deemed to be satisfactory. You will be provided with all the relevant documents legally required to accompany the tenancy agreement including a gas safety certificate, (where the property has gas), and a report to show the fixed wiring in the property meets the Electrical Safety Standards.
Prior to your moving in date, you will need to pay the balance of funds which will include the first month's rent and a tenancy deposit.
The check-in inspection, which is undertaken by an independent inventory company and paid for by the Landlord, will be arranged for your moving in day. The check-out inspection will be arranged once your moving out date is agreed towards the end of the tenancy.
Your deposit will be held by the Deposit Protection Service and registered with them for the duration of your tenancy for the financial security of both parties.
