From today, Wednesday 13th May, Government guidelines have changed in such a way that we are now able to re-open some of our in-person services to our clients with strict social distancing and hygiene procedures in place. Alongside this news, we also wanted to make you aware of the current property landscape – in-spite of Coronavirus the property world keeps moving and here is what you need to know.
Did you know that: There is a strong market for buyers and renters?
Despite these difficult times we still have lots of buyers and renters registering with us and we seem to be busier than ever. Interest is strong and although estate agents’ offices can now open, the safety of our clients and our team is paramount so we are finding new ways to serve our clients’ needs. Virtual valuations and video tours are proving very effective and will have an important role to play in the future. Rest assured, we will have also have strict procedures in place if we visit your homes to conduct viewings and we will publish these measures on our website as soon as possible.

We are offering free advice to anyone looking to sell or let their property. Did you know that: Possession claims have been suspended?
The Coronavirus Act 2020 has resulted in restrictions for all new and existing possession claims for the duration of the crisis, including suspending all current possession claims until 25 June. It is possible that this period may even be extended into October. The Property Redress Scheme has launched a tenancy mediation service to assist parties come to negotiated agreements regarding any tenancy related disputes. As members of the PRS, we can advise you how this could benefit you so please give us a call if you would like some further information.
 
Did you know that: Electrical installation checks are going forward?
Private landlords in England will shortly be required to have the electrical installation in their rental properties checked by a qualified electrician to ensure that it is safe. Despite the added complications of Coronavirus, supply chain capacity issues and ARLA Propertymark’s call for the government to suspend the introduction until such time as it is possible for the industry to practically implement, this legislation is still planned to come into effect on 1st July 2020. Being fully up to speed on this kind of legislation is of utmost importance and something we pride ourselves on. We are aware of any new laws before they come into play and will inform you of any changes you need to make in order to stay on the right side of the legal fence.
