When you’re trying to sell your property, it can be hard to know what needs to change to get more interested buyers and ultimately that sale! We’ve put together our top tips for how to make your house stand out from the crowd.
Has your house been over-valued?
Usually, the reason a home isn’t getting offers is because of its perceived value. Your expectation and those of the prospective purchasers just aren’t matching up. The longer you let it sit on the marketplace to stagnate the worse it will appear. Ideally, you must be in a situation where you can get honest opinions from the agent regarding the opinion of those interested in the property.
Is your property being marketed properly?
Ensure the property is listed with high-resolution images which showcase its best attributes. Most potential buyers will begin their search online, so if the pictures of your property don‘t do it justice, then your house will get missed and won’t stand out from the crowd.
Good photos are worth a thousand words and therefore are essential, so ensure you are happy with your photos and they look professional. An accurate and detailed floor plan is also incredibly beneficial as it allows people to rule in or out of the property before viewing, so ensure you include one in your listing. Is your estate agent putting in the work for you?
If you’re not satisfied with your current estate agency, it could be worth having a chat with an alternative agency. Ask them about the local property market and whether they’ve got any clients who may be interested in buying your house. Before signing up with any agent, check if there is an exclusivity clause in your contract – as a rule it’s always good to thorough read any agreement when it comes to the sale of your property.
Is the time that you’re selling having an effect?
If you’re planning to sell your house at a quiet period of the year, your estate agent should inform you about this beforehand. If they haven’t, be aware of the periods of the year when very little happens on the property market. August tends to be very quiet; holiday periods generally aren’t too busy. Winter is also a quieter period.
The peak periods tend to be spring and autumn, once the children return to school and the summer holidays are over. Having said this, it does not mean that you won’t sell a property during the quieter months, as some buyers are looking for a quick purchase – but be aware this might affect how many people view your home.
Is it something personal?
This may seem harsh, but being subjective and honest with yourself about the following could be the answer to your property selling problems:
- Are you present during viewings? Some people might feel pressured with the owner of the property being around for the first viewing.
- Is the property clean? Viewers need to picture themselves in the property and a dirty home is not appealing.
- Have you redecorated or touched up any paintwork that needs attention?
- Is the house cluttered? While potential buyers like to see a ‘lived in’ home, they also need to see the potential space and where they might put their own things.
It’s all about first impressions.
